Springwood First National has been taking care of investors and their needs for over 20 years. Four experienced property managers ensure our clients always receive quality service.

We are all fully conversant with the Queensland Residential Tenancies Act and attend training and property management meetings on a regular basis. Our rent roll has continued to grow over the years due to hard work and a good reputation.

Here are just some of the areas of property management which we pay particular attention to.  By following these guidelines we help ensure you receive maximum return from your investment.  


  • The selection of tenants is of utmost importance with all applications checked thoroughly and presented to you for your consideration.
  • Rent collection is monitored very closely using the latest computer software.
  • Daily rent arrears follow-up program.
  • Copies of all paperwork relating to your property are forwarded to you.
  • Frequent internal inspections of your property.
  • Repairs and maintenance are not carried out without prior approval.
  • Low vacancy factor of less then 1% achieved due to extensive advertising (at a cost met by us).
  • A Justice of the Peace is on staff ensuring any official court forms are issued correctly.
  • Regular communication.

As part of our service we also:


  • Establish an appropriate rent

  • Organise the advertising for the property including the internet

  • Show prospective tenants through the property

  • Receive applications and screen appropriate tenants

  • Consult with landlord prior to new tenant acceptance

  • Complete all relevant documents required under the Residential Tenancies Act

  • Receipt rent monies into our Trust Account

  • Follow up on any arrears in rental payments

  • Organise repairs and maintenance with landlord approval

  • Provide the landlord with regular payments and statements

  • Payment of accounts

  • Conduct initial, final and routine inspections of property

  • Prepare and represent landlord at tribunal hearings

  • Collect Bond and the first two weeks rent prior to tenant moving into the property

  • Lodgement of Bond with the appropriate body

  • Provide Insurance options

  • Provide personal service from our well trained property management team.
